RULES OF QUADNA MOUNTAIN TOWNHOUSE ASSOCIATION

Parking Lots

  1. No more than two vehicles are permitted in parking lots per unit during peak usage and holidays.  An additional vehicle is permitted during non-peak periods.  All trailers/boats shall be parked in areas so designated by Association.  Violations should be reported using web-site for appropriate action. 
  2. Only seasonal long-term parking on common grounds (in areas designated by the Association) will be allowed. Non-seasonal long-term storage items will be assessed a monthly fee of $200.  Charges will appear on the monthly statement from Omega.
  3. Operation of recreational vehicles, specifically ATVs and golf carts shall be restricted to marked roadways only for the purpose of reaching the trail system so designated for their use.   No one under 16 is allowed to drive golf carts on Association property.  Observe all posted signs.    Golf carts with golf turf tires may operate on a designated path from buildings 9, 10, and 11 to the maintenance shed road.  No ATV type tires are be allowed.
  4. No parking or operation of any vehicle is permitted on any other part of the commons area. (Grass covered areas are specifically noted).
  5. No long-term dock storage is permitted (longer than 7 days).  During peak season and holidays, owners should restrict their use to one day.  Violations should be reported using web-site for appropriate action.

Pools

Use is restricted to owners and guests and is limited to the maximum number of persons staying on property who may occupy that unit. The owner of the unit may be assessed $5 per extra person using the pool.  The maximum number of people who may occupy a unit is identified below:

Swim diapers are permitted if labeled for pool use.  The penalty for contaminating the pool is the cost of cleaning the pool.  Charges will appear on the monthly statement from Omega or assessed on renter’s damage deposit.  Other rules are posted at the pool.

Quiet Hours

From 10 PM until 7 AM all outside activity shall be subdued so as to not interfere with those who wish to relax and rest.

Pets

Guests may have pets in units whose owners give permission. All pets, including but not limited to owners, guests and renters pets must be on a leash when outdoors. Immediate cleanup after a pet is required in all areas.  The Hill City Police and/or Humane Society may be called and an appropriate fine assessed.

Firewood

Any wood provided by the Association must be used on Association premises for recreational purposes.

Decks and Walkways

Outside decks may contain deck furniture, grills for barbecuing, and seasonal potted plants. Open storage of all other items is
prohibited.  Requests for variances on outside decks must be made in writing to Environmental Control Committee.

Common walkways must be kept free of toys, bikes, sporting equipment or any other types of clutter at all times. Foot traffic, maintenance and emergency personnel must have unimpeded access 24 hours a day.

Enviromental Control: Alterations, Additions, Landscaping, Plantings, etc

Any alterations, decorations, additions, etc. must have approval of the Board of Directors or its dedicated committee.  This is also true for any landscaping or plantings an owner wants to do. The Environmental Control guidelines help preserve and/or increase values of our homes and aesthetic quality of our neighborhood. Penalties

QMTA By-Laws define penalties that may include suspension of privileges, fines and legal orders as appropriate and as determined by the Rules Committee
